As a Registered Home Inspector serving Alcona, Ontario for over a decade, I've walked through hundreds of homes in this beautiful lakeside community. The unique characteristics of our area – from the sandy soil conditions to the harsh winter weather coming off Lake Simcoe – create specific challenges that I encounter time and again during inspections. Today, I want to share the five most common issues I discover in Alcona homes, along with what homeowners can expect to invest in addressing these concerns.

Aluminum wiring tops my list of frequent findings, particularly in homes built during the 1960s and 1970s when this material was widely used due to copper shortages. Poly-B plumbing represents another significant finding in Alcona homes, especially those constructed between 1978 and 1995. This gray plastic piping was popular during those years but has since proven problematic due to deterioration from chlorine in municipal water and failure of the connecting fittings. In Alcona's climate, the freeze-thaw cycles can accelerate these failures, leading to sudden leaks that cause extensive water damage.

Complete Poly-B replacement typically ranges from $8,000 to $15,000 for an average-sized home, depending on accessibility and the complexity of the plumbing layout. HVAC system failures round out my top five findings. Many Alcona homes rely on older forced-air systems that struggle with our climate's demands. Furnace replacement costs typically range from $3,500 to $7,000, while ductwork improvements can add another $2,000 to $5,000.

Just last month, I inspected a lovely 1980s home on Alcona Beach Road where the sellers had been experiencing high heating bills. My inspection revealed aluminum wiring that needed attention, Poly-B plumbing with several weeping joints, and an aging furnace with compromised ductwork.
