As a Registered Home Inspector serving the Mimico community for over a decade, I've walked through countless homes in this charming lakefront neighborhood. From the historic properties near Lake Shore Boulevard to the newer developments closer to Islington, each inspection tells a story. Today I want to share the five most common issues I encounter during home inspections in Mimico, along with what homeowners can expect in terms of repair costs.

Aluminum wiring tops my list of frequent findings, particularly in homes built between 1965 and 1973. Many of Mimico's older homes feature this outdated electrical system, which poses significant safety concerns due to its tendency to overheat at connection points. This gray plastic piping was popular due to its affordability and ease of installation, but it has proven problematic over time. The pipes become brittle and prone to sudden failure, often bursting without warning and causing significant water damage. I regularly find bulging pipes, discolored fittings, and evidence of previous leaks during inspections.

Replacing Poly-B plumbing typically costs homeowners between $6,000 to $12,000 for a complete system overhaul. The investment pays dividends through improved reliability and often reduced insurance premiums. Many insurance companies either refuse coverage or charge higher premiums for homes with Poly-B systems still in place.

Just last month, I inspected a lovely 1970s bungalow near Marie Curtis Park where the homebuyers were thrilled with the property's character and location. However, my inspection revealed aluminum wiring throughout, original Poly-B plumbing, and a 25-year-old furnace with a cracked heat exchanger.
