As a Registered Home Inspector serving the Newmarket community for over a decade, I've walked through countless homes and witnessed the same issues appearing time and again. Today I want to share the top five inspection findings that consistently surface in our beautiful town, along with what homeowners can expect in terms of repair costs and safety implications.

The most concerning discovery I encounter is aluminum wiring, particularly in homes built between 1965 and 1973. This type of wiring was popular during a copper shortage but has since been linked to increased fire risks due to its expansion and contraction properties. When aluminum wiring connections loosen over time, they create heat and potential fire hazards. Complete rewiring typically ranges from $8,000 to $15,000 for an average Newmarket home, though partial updates to critical areas can sometimes be managed for $3,000 to $6,000.

Poly-B plumbing represents another significant finding in homes constructed during the 1970s and 1980s. These gray plastic pipes were once considered revolutionary but have proven prone to bursting, especially at connection points and when exposed to chlorine in municipal water supplies. I regularly find micro-cracks and brittleness in these systems that homeowners cannot see. Full replacement runs between $8,000 and $12,000 depending on home size and accessibility, making it a substantial but necessary investment for long-term peace of mind.

Foundation issues plague many Newmarket homes due to our clay soil conditions and freeze-thaw cycles. Hairline cracks often expand into more serious structural concerns if left unaddressed. Minor crack repairs typically cost $500 to $1,500, while major foundation work can escalate to $15,000 or more. I always recommend monitoring crack progression and addressing drainage issues around the foundation perimeter to prevent water infiltration.

Roofing problems consistently rank among my most frequent findings, especially given our harsh Ontario winters. Asphalt shingles typically last 20-25 years, but I often discover premature wear due to ice damming, poor ventilation, or storm damage. Missing or damaged shingles, worn flashing around chimneys and vents, and deteriorated underlayment are common issues. Roof replacement costs range from $12,000 to $20,000 for typical Newmarket homes, while repairs can often be managed for $2,000 to $5,000 depending on the extent of damage.

HVAC system failures round out my top five findings, particularly in older furnaces and ductwork systems. Heat exchangers develop cracks over time, creating potential carbon monoxide risks, while aging equipment simply becomes inefficient and unreliable. Ductwork often suffers from poor installation, inadequate insulation, or damage from renovations. New furnace installation typically ranges from $4,000 to $8,000, while ductwork repairs or replacement can add another $2,000 to $6,000 to the project cost.

Just last month, I inspected a lovely 1970s home on Davis Drive where the sellers had no idea their property contained both aluminum wiring and Poly-B plumbing. The buyers were understandably concerned about the $20,000 potential renovation costs. However, we worked together to prioritize the electrical safety issues first, and the buyers negotiated credits that allowed them to tackle these improvements systematically over two years rather than all at once.

The key to managing these common issues lies in understanding that older homes often require these updates as part of their natural lifecycle. None of these findings should necessarily derail a purchase decision, but they do require honest conversations about timing, costs, and safety priorities. I always encourage clients to view these discoveries as opportunities to improve their home's safety, efficiency, and long-term value.
