As a Registered Home Inspector serving Palgrave and the surrounding areas, I've walked through hundreds of homes in this beautiful community over the past decade. The rolling hills and mature neighborhoods of Palgrave hold some truly stunning properties, but like any area with homes built across different decades, certain patterns emerge during inspections. Today I want to share the five most common issues I encounter, along with the real costs homeowners face when addressing these concerns.

Aluminum wiring tops my list of frequent findings, particularly in homes built between 1965 and 1973. Many of Palgrave's established neighborhoods fall right into this timeframe. Aluminum wiring isn't inherently dangerous, but it requires special attention and proper connections. The metal expands and contracts more than copper, leading to loose connections that can create fire hazards. I often find aluminum wiring that's been improperly modified by well-meaning homeowners or contractors who didn't understand the specific requirements.

When aluminum wiring needs attention, homeowners typically face costs ranging from $8,000 to $15,000 for a complete rewiring of an average-sized home. Partial upgrades focusing on the most critical areas might run $3,000 to $6,000. The investment is significant, but it's crucial for safety and often required by insurance companies.

Poly-B plumbing represents another common discovery in Palgrave homes. This gray plastic piping was popular from the late 1970s through the mid-1990s because it was inexpensive and easy to install. Unfortunately, Poly-B has proven prone to premature failure, with pipes becoming brittle and fittings failing unexpectedly. I regularly find evidence of previous leaks or pipes that are clearly nearing the end of their lifespan.

Replacing Poly-B plumbing typically costs between $8,000 and $18,000, depending on the home's size and accessibility. While this represents a substantial expense, it's often a negotiating point during real estate transactions, and the peace of mind is invaluable.

Foundation issues round out the top three concerns I encounter. Palgrave's clay soil conditions contribute to foundation movement, and I frequently observe cracks in basement walls, particularly in older homes with poured concrete or block foundations. I often find missing or damaged shingles, worn flashing around chimneys and vents, and gutters that need attention. Many homeowners are surprised to learn their roof needs work because problems aren't always visible from ground level.

Roof repairs might cost anywhere from $2,000 to $8,000, while full replacement typically runs $12,000 to $25,000 depending on materials and home size. Regular maintenance can extend roof life significantly.

HVAC system failures complete my top five list. Older furnaces, inadequate ductwork, and systems that haven't received proper maintenance create comfort and efficiency problems. I recently inspected a beautiful Palgrave home where the original 1980s furnace was still functioning but consuming energy like a small factory. The ductwork had never been cleaned, and several connections had come loose over the years.
