As a Registered Home Inspector serving Thornhill and the Greater Toronto Area for over a decade, I've walked through hundreds of homes and seen patterns emerge. The beautiful neighborhoods of Thornhill, with their mix of older established properties and newer developments, present unique challenges that homeowners and buyers should understand. Today I want to share the five most common inspection findings I encounter, along with real costs you should budget for.

Aluminum wiring tops my list of serious concerns, particularly in homes built between 1965 and 1975. Many of Thornhill's mature neighborhoods feature these beautiful mid-century homes, but beneath their charm often lies this outdated electrical system. Foundation issues appear in homes of all ages, from new builds with minor settling cracks to older homes with more serious structural concerns. Ontario's freeze-thaw cycles are particularly harsh on foundations, and I regularly find both vertical settling cracks and more concerning horizontal cracks that indicate pressure issues. Not all foundation cracks require immediate attention, but proper assessment is crucial.

Minor crack repairs typically cost $300 to $800 per crack for basic sealing. More serious foundation work, including excavation and waterproofing, can range from $5,000 to $25,000 depending on severity. I always recommend getting multiple quotes from structural engineers for any foundation concerns, as costs can vary significantly between contractors.

Roof wear and failure represent another common finding, especially given our harsh Canadian winters. I frequently discover missing or damaged shingles, inadequate ventilation, and ice dam damage. Many Thornville homeowners are surprised to learn their fifteen-year-old roof already needs attention, but our climate is unforgiving on roofing materials.

A complete roof replacement typically costs $8,000 to $18,000 for an average Thornhill home, depending on materials chosen and roof complexity. Partial repairs might only cost $1,500 to $4,000, but I often see homeowners spending this amount repeatedly when they should have invested in full replacement initially.

HVAC system failures round out my top five concerns. I regularly find aging furnaces, blocked ductwork, and inadequate ventilation systems. Many homes still have original equipment from the 1980s and 1990s that's well past its prime. Poor maintenance compounds these problems, leading to inefficient operation and higher energy bills.

New high-efficiency furnace installations range from $3,500 to $8,000, while complete HVAC system overhauls including ductwork can reach $15,000. Regular maintenance prevents many failures, but I still find systems that haven't been serviced in years.

Just last month, I inspected a lovely 1970s home in Thornhill for a young couple. We discovered aluminum wiring, Poly-B plumbing, and a twenty-five-year-old furnace all requiring attention. Rather than walking away, they used my report to negotiate a $15,000 credit from the seller, allowing them to address these issues properly after closing. They're now living safely in their dream home.
