As a Registered Home Inspector in Uxbridge, I've had the privilege of inspecting hundreds of homes in our beautiful township over the years. From the charming century homes near the downtown core to the newer subdivisions expanding toward Port Perry Road, each inspection tells a unique story. However, certain issues appear with remarkable consistency, and understanding these common findings can save homeowners thousands of dollars and countless headaches.

Aluminum wiring tops my list of frequent discoveries, particularly in homes built between 1965 and 1975. Many of Uxbridge's established neighborhoods feature homes from this era, and aluminum wiring was widely used as a cost-effective alternative to copper during that period. The problem isn't the aluminum itself, but rather the connections and compatibility issues with modern electrical components. Unfortunately, they've proven prone to failure due to chlorine degradation, temperature fluctuations, and connection issues. I've witnessed everything from minor leaks behind bathroom vanities to catastrophic failures that flood entire basements.

Replacing Poly-B plumbing typically costs between $3,000 to $7,000 for a typical Uxbridge home, depending on accessibility and the extent of the system. While this represents a significant investment, it's far less expensive than dealing with water damage from failed pipes. I often find dirty filters, blocked vents, aging ductwork, and systems operating well beyond their expected lifespan.

HVAC repairs can range from $200 for minor tune-ups to $6,000 or more for complete system replacement. Regular maintenance typically costs $150-300 annually but can prevent expensive emergency repairs during the coldest weeks of winter.

Just last month, I inspected a lovely 1970s home on Brock Street where the sellers had proactively addressed aluminum wiring and Poly-B plumbing before listing. The buyers were thrilled to find a well-maintained property with updated systems, and the sale proceeded smoothly. This proactive approach often pays dividends in both peace of mind and market value.
