As a Registered Home Inspector serving the Wainfleet area for over a decade, I've walked through hundreds of homes across this charming Niagara region community. From century-old farmhouses along Regional Road 3 to newer builds near Long Beach, I've seen recurring patterns that every homeowner and buyer should understand. Today I want to share the five most common inspection findings I encounter in Wainfleet homes, along with what they really cost to address.

Aluminum wiring tops my list of serious concerns, particularly in homes built between 1965 and 1975. Many of Wainfleet's residential developments from this era used aluminum instead of copper due to cost savings and copper shortages. Unfortunately, it's prone to splitting and leaking, especially where it connects to brass fittings. Replacing Poly-B plumbing system-wide typically costs between $6,000 and $12,000, depending on the home's size and accessibility.
