As a registered home inspector serving the Wasaga Beach community, I've walked through hundreds of homes along our beautiful Georgian Bay shoreline. After years of inspecting everything from cozy cottages to sprawling waterfront properties, certain issues keep appearing with remarkable consistency. Today I want to share the five most common findings that emerge during home inspections in our area, along with what you can expect to invest in addressing them.

The single most frequent concern I encounter in Wasaga Beach homes built between 1965 and 1975 is aluminum wiring. This silvery-colored electrical wiring was popular during a copper shortage, but it presents fire hazards due to its tendency to overheat at connection points. I find aluminum wiring in roughly forty percent of homes from this era. Poly-B plumbing ranks as my second most common discovery, particularly in homes built during the 1980s and early 1990s. This grey plastic piping system seemed revolutionary when installed, but decades of experience revealed its tendency to fail without warning. The pipe becomes brittle over time, especially where it connects to fittings, leading to sudden leaks that can cause extensive water damage.

Replacing Poly-B plumbing typically costs between $6,000 and $12,000, depending on home size and accessibility. Many homeowners feel shocked by this expense, but I remind them that one catastrophic pipe failure can easily exceed the replacement cost in water damage repairs. Insurance companies increasingly view Poly-B as a liability, sometimes requiring replacement for coverage renewal.

Foundation issues represent my third most frequent finding, though they vary significantly in severity. HVAC system failures round out my top five findings. Our extreme temperature swings demand reliable heating and cooling systems, but many homes still rely on aging furnaces or inadequate ductwork. I regularly encounter furnaces nearing end-of-life, blocked or damaged ductwork, and inadequate ventilation that creates humidity problems.

HVAC repairs range from $500 for minor fixes to $8,000 for complete system replacement. Regular maintenance prevents many issues, but systems typically require replacement every 15-20 years in our climate.

Let me share a recent scenario that illustrates how these issues interconnect. Last month I inspected a charming 1970s bungalow near the main beach. The sellers had maintained it beautifully, but my inspection revealed aluminum wiring, early-stage foundation settling, and an aging furnace. Rather than walking away, the buyers used my report to negotiate a $12,000 credit for necessary updates. Six months later, they sent me photos of their renovated electrical panel and new HVAC system, expressing gratitude for helping them make an informed decision.
