Buying in Ridgeway in August — What To Watch For

If you're buying in Ridgeway this August, here's what Aamir will be checking:

AC performance and efficiency

Inspector checks: Temperature differential test, refrigerant line inspection, condenser coil condition

AC systems reveal problems under peak load — weak cooling now means failure in a heat wave

Attic ventilation and heat buildup

Inspector checks: Attic temperature reading, soffit and ridge vent inspection

Poor ventilation traps heat — accelerates roof aging and drives up cooling costs

Exterior grading and drainage

Inspector checks: Grade slope measurement, downspout extension check, swale inspection

Summer storms reveal drainage problems — water pooling against foundation causes long-term damage

Deck and exterior deterioration

Inspector checks: Deck joist inspection, railing stability test, ledger board connection

Summer is when deck failures happen — rotted joists and loose railings are safety hazards

Latest Market Report for Ridgeway

Written by Aamir Yaqoob, RHI

So you're thinking about buying in Ridgeway. Good choice, honestly. This town has a certain charm that's hard to find anywhere else in the Niagara Region, and I've been doing inspections here long enough to know it pretty well. But charm and solid bones are two different things, and that's where I come in. Let me tell you what I actually see when I walk through Ridgeway homes, because after 15 years doing this in Ontario, I've learned that every town has its own patterns. Ridgeway is no different. The average property here is around 38 years old. That puts a lot of what's for sale squarely in the late 1980s build era, and that era comes with a very specific set of concerns. I'm not saying those homes are bad, not at all. Some of them have been beautifully maintained. But there are things I always go looking for in a house that age, and in Ridgeway specifically, I go looking harder than in some other markets. The first thing I zero in on is the plumbing. Homes built in that era often have poly-B pipe, which is that grey plastic piping that became the standard for a while before the industry realized it had a serious failure problem. It degrades from the inside, and you often have no idea there's an issue until you've got water running somewhere it shouldn't be. Replacing poly-B throughout a typical Ridgeway home is going to run you somewhere between $8,000 and $15,000 depending on the size and how accessible the lines are. I find it in maybe a third of the homes I inspect in this town, and I'm being conservative with that estimate. The electrical systems are the second thing that makes me take my time. A lot of these homes were originally wired with panels that just aren't up to what modern households demand. I'm talking about older breaker panels, sometimes the wrong breaker brands that have known safety issues, occasionally even fuse panels that haven't been touched since the previous owners. Upgrading a panel and bringing things to current code in Ridgeway typically lands between $3,500 and $6,500. That's not a renovation cost, that's a safety cost, and it matters. Now, Ridgeway has something that a lot of Ontario towns don't, which is its proximity to Lake Erie. That lakefront moisture is real and it affects more than just the properties right on the water. I inspect homes in the Bertie Street corridor and over near Crystal Beach Road, and moisture intrusion shows up in crawl spaces, basements, and even in wall cavities more often than you'd expect. Efflorescence on foundation walls, musty crawl spaces, insulation that's absorbed moisture over the years. Remediation when it's caught early is manageable, maybe $2,000 to $5,000 for a proper crawl space encapsulation. When it's been ignored for a decade, you're looking at foundation waterproofing that can push $20,000 or more. The fourth thing I flag regularly in Ridgeway is the roofing and specifically the older membrane systems on low-slope sections of the roof. Early versions of those membranes have a lifespan, and a lot of them have hit it. Combined with aging furnaces that are past their expected service life, you can end up with a home that looks totally fine from the street but has $15,000 to $25,000 in deferred maintenance waiting for the new owner. That brings me to the market itself, because this stuff matters even more when you understand what you're buying into financially. Right now in July 2026, Ridgeway has the current inventory and an average price sitting at $747,729. The median home price is closer to $680,000, which is actually a more realistic number for what most buyers are looking at. Homes are sitting for an average of 68.8 days before they sell, which tells you something important. Buyers have time. They're not being rushed into decisions the way they were a few years ago. That's good news for anyone who wants to slow down and do things properly. Our internal risk scoring puts Ridgeway at 39 out of 100, and about a third of the homes we inspect here, roughly 33 percent, come back as high risk. That's not a small number. It means one in three homes has something significant enough that a buyer really needs to know about it before they sign anything final. July is actually a great time to do a home inspection in Ridgeway for reasons beyond just the nice weather. When you're looking at properties near the lake corridor, summer humidity is at its peak, which means any moisture issues in a basement or crawl space are going to be more visible, not less. You're more likely to see active condensation, musty odors, or staining that gets written off in drier months. AC systems are running so I can test them properly. Exterior drainage and grading are easy to assess when the ground isn't frozen. And if there are any roof issues, summer afternoons give me the best light for checking from the outside. July inspections in Ridgeway genuinely give you more information than a winter inspection would, and I tell every client that. Here's the thing I want you to understand. When you're buying a $680,000 home in Ridgeway, the $500 or $600 you spend on a home inspection is not a cost. It's the most efficient piece of due diligence you can do. I've sat with buyers after an inspection and walked them through findings that gave them real leverage at the negotiating table. I've also had clients tell me they walked away from a Ridgeway property entirely after the inspection, and every single one of them thanked me later. Ridgeway is worth buying in. The community is genuinely special, the lifestyle near the lake is something people drive hours to experience, and there are solid homes here. You just want to know exactly what you're getting before you close. That's all this is really about. I want you to walk into your new home in Ridgeway with your eyes open and no surprises waiting for you on the other side of moving day.
