The homes look sharp. The lawns are tidy. The whole area has that polished feel of a community that hasn't had time to age badly yet. But here's what fifteen years of walking through houses has taught me: newer doesn't mean problem-free. It just means the problems are different ones.

The home you're looking at might be the well-maintained majority, or it might be one of the ones where the builder's punch-list never got properly closed out and nobody's touched the HRV since it was installed. You won't know without walking through it carefully.
