Swansea feels different this spring, and I'm not just talking about the cherry blossoms along Riverside Drive. After fifteen years of inspecting homes in this pocket of Toronto, I can tell you that April 2026 has brought some interesting shifts to this waterfront neighbourhood that buyers really need to understand.

The character homes here are aging gracefully, but they're aging nonetheless. With most properties hitting the 60-year mark, I'm seeing the kind of issues that make homeowners either very happy they got an inspection or very sorry they skipped one. These gorgeous homes between Bloor and the lake have stories to tell, and not all of them are pleasant when it comes to what's hiding behind those original plaster walls.

Last week I was in a home on Riverside Crescent where the sellers had lovingly maintained the original hardwood floors and crown moulding. Beautiful place, really. But when we got down to the basement, there was that familiar musty smell that screams springtime moisture problems. The snowmelt this year has been particularly aggressive, and homes with original 1960s foundation work are showing their age. The grading around this particular house was directing water straight toward the foundation, something that probably went unnoticed all winter but became obvious once the snow started melting in earnest.

With average home prices sitting at $1.35 million in Swansea, buyers are making serious investments in homes that often need serious updates. The electrical systems particularly worry me. So many of these homes still have aluminum wiring from that 1965 to 1978 era when builders thought they'd found a cheaper alternative to copper. I've seen three houses this month alone where the aluminum connections were showing signs of overheating. Getting that rewired properly will run you about $8,500 for a typical Swansea home, but it's not optional if you want to sleep soundly at night.

The oil furnaces are another story entirely. Kelvin Avenue and the streets south of High Park Boulevard are filled with homes where the original oil heating systems are still chugging along. Some of these furnaces are 40 years old or more. They might be working today, but spring is when I often discover that winter's heavy use has pushed these old systems past their limits. The smell of oil in a basement isn't charming, it's concerning.

Spring market activity feels more cautious this year compared to the frenzy we saw in previous Aprils. Buyers are taking their time, asking better questions, and thankfully, most are insisting on thorough inspections. The homes along Morningside Avenue and Windermere that come to market are sitting a bit longer, giving buyers the chance to really think through what they're getting into. That's honestly refreshing after years of people waiving inspections just to get their offers accepted.

What's particularly interesting about Swansea right now is how the lakefront properties are holding their value while some of the homes further north are seeing more realistic pricing. The difference between a home with lake views and one tucked up near Jane Street can be substantial, but both come with the same aging infrastructure challenges. Those beautiful stone foundations might look solid, but spring's freeze-thaw cycle can create surprises that only become apparent when the weather warms up.

The asbestos floor tiles are showing up everywhere in these homes. Kitchen renovations that looked straightforward suddenly become much more complex when you discover those original nine-inch tiles underneath the newer flooring. It's not the end of the world, but it's definitely something buyers need to budget for if they're planning updates.

Walking through Swansea neighbourhoods this spring, I'm struck by how well these homes have held up overall. The tree-lined streets between Riverside and Bloor create this wonderful canopy that makes you forget you're still in the city. But underneath that charm, there's infrastructure that needs attention. The good news is that most of these issues are manageable if you know what you're dealing with upfront.

Grading problems become obvious in spring, and I've seen several homes where winter's snow accumulation showed homeowners exactly where water wants to flow. It's usually fixable, but it requires attention before next winter arrives. The combination of mature trees and aging drainage systems means that spring runoff doesn't always go where it's supposed to go.

The market feels more balanced than it has in years. Sellers are being more realistic, buyers are being more thorough, and homes are actually staying on the market long enough for people to make informed decisions. For a neighbourhood where the average home represents such a significant investment, this shift toward more careful consideration feels healthy.
